Terms and Conditions

We have furnished our B&B with great care and passion and are happy to share it with our guests.

 

We appreciate it when our guests treat our B&B, inventory and yard with respect. To avoid ambiguities, we have drawn up general terms and conditions associated with the B&B.

Our terms and conditions apply to all reservations and agreements regarding B&B Alpacake, located at 5 Blauwesteenweg, 3273 LB Westmaas.

When entering into a booking agreement, these general terms and conditions come into effect.

1. General

In these general rental conditions, the term 'tenant' is understood to mean: the person who concludes an agreement with us regarding the rental of B&B Alpacake

  • We only accept reservations from people who have a permanent place of residence or residence and are at least 18 years of age or older.

  • We reserve the right to refuse a reservation at any time, without stating reasons.

  • We are not liable for damage, loss or theft of property of our guests.

  • Damage and loss of movable and immovable property of our accommodation must be reported to us by guests and reimbursed.

  • In case of disputes, (legal) costs are for the account of guests; this also applies to risks related to a stay.

  • In the event of violation of these general terms and conditions, failure to follow instructions, house rules and inappropriate behavior, we can deny and/or refuse guests access to our holiday homes and grounds with immediate effect, without further notice and statement of reasons and without refund of accommodation costs. .

2. Booking Confirmation

  • The rental agreement can be entered into by telephone or digitally. After receipt of the reservation and/or reservation request, we will send a confirmation within 24 hours, if available.

  • We request that you check the reservation confirmation for accuracy and notify us of any inaccuracies. If you have not received a confirmation of receipt from us within 24 hours of making the reservation, please contact us (by telephone or e-mail).

  • An agreement is concluded between you and us the moment we have confirmed the reservation to you. The agreement concerns the rental of the B&B for recreational use, which by its nature is of short duration. (ex art. 7:232 paragraph 2 of the Dutch Civil Code).

3. Payment

The following conditions apply to payment:

  • Payments must be made to a bank account specified by 'B&B Alpacake';

  • Upon receipt of the reservation confirmation, you must have paid 100% of the rent in full.

  • By making a payment of or the entire rent, you confirm that you have read and agree to the general rental conditions. The lease ends by operation of law after the expiry of the agreed period.

  • In the event of late payment, as described in this article, we reserve the right to cancel your reservation and dissolve the agreement. We refer to Article 5. Cancellation.

 

4. Deposit

  • We do not use a deposit when making a reservation

 

5. Cancellation

In the unlikely event that guests are unable to comply with the reservation agreement entered into, they must report this asap so that the released date can still be offered to others.

  • Full refund if canceled up to 30 days prior to arrival. If you book less than 30 days before arrival, you will receive a full refund if you cancel within 48 hours of booking and at least 14 days before arrival. After that, if you cancel up to seven days before arrival, you will receive a 50% refund. If you wait any longer, you will not receive a refund.

  • 30 days before arrival

  • Full refund, provided the arrival is at least 30 days in the future

  • 7 days before arrival 50% refund

  • Day of arrival,  refund of any cleaning fees paid

- We therefore advise you to take out cancellation insurance or to check your continuous travel insurance for cancellations.

-If you have not arrived within 24 hours of the agreed date without further notice, this will be considered a cancellation and 100% of the rent will be due

- In case of cancellation from our side (landlord) may already be paid

rent refunded.

6. Arrival and Departure

  • We ask that you show your passport or ID upon arrival for proof of identity. The key is also handed over on arrival.

  • Check-in is possible on the day of arrival from 3 pm to 8 pm. In consultation, the above times can be deviated from.

  • Check-out on the day of departure is possible until 11 am. In consultation, it is possible to check out later for a fee. No refunds will be made in the event of early departure.

 

7. Stay

  • Smoking is not allowed in the holiday home.

  • No naked flames may be used outside.

  • Pets are allowed.

  • Gourmets, fondues, stone grilling and frying are not allowed within the B&B due to possible contamination of fire detectors and other items.

  • Noise nuisance is not allowed, this means, among other things, no loud music or other noise. After 10 pm we would like to ask you to respect the silence outside.

  • The rent includes final cleaning and rent of bed linen.

  • The stay of more people in the holiday home than has been agreed (when booking) or the maximum of two people applicable to the property is expressly not permitted without our permission, unless otherwise agreed in writing. This can lead to the premature termination of the lease on our part, without refund of the rent.

  • Moving furniture, beds, as well as sound or television equipment or taking any part of the (indoor) inventory outside is expressly prohibited, with the exception of the crockery/glasses and cutlery for your meal outside.

 

8. Liability/complaints/damage

  • The tenant and other users are fully liable during the relevant rental period for all damage caused to the house, the inventory and all items that belong to the rented object, unless the tenant and other users can demonstrate that the damage cannot be caused to them. are attributed. We therefore recommend that you inspect the inventory thoroughly on arrival at the holiday home for defects and/or damage. If you notice damage or defects on arrival, please report this to us.

  • We accept no liability for theft, loss or damage of or to objects or persons, of whatever nature, during or as a result of the stay in the B&B and our property.

  • We accept no liability in the event of the breakdown or inoperative of technical equipment, utilities, the non-functioning or partial non-functioning of the internet and/or the TV.

  • The costs of normal maintenance and repair of defects are for our account. If defects occur, the tenant must inform us of this and follow our instructions as much as possible.

9. Departure and final cleaning

In case of incorrect use and/or incorrect leaving of the B&B, additional (cleaning) costs may be passed on to the tenant. After the end of the stay, the tenant must on departure:

  • Leave the house (broom) clean and tidy

  • Washed everything clean, dried and put it back in the cupboard;

  • Leave the refrigerator clean and empty;

  • Take food with you and not leave it in the cupboard(s) and/or refrigerator;
